Understanding Your COPE Risk Score
The COPE risk score is a composite evaluation of four critical property dimensions: Construction, Occupancy, Protection, and Exposure. Each factor is independently scored and weighted to produce an overall risk assessment that carriers use to determine coverage terms and pricing.
Construction Score
Evaluates building materials, structural methods, and code compliance. Frame, masonry, fire-resistive, and mixed construction types each carry distinct risk profiles that influence premium calculations.
Occupancy Score
Assesses the building's use and the hazards associated with its occupants. Manufacturing, storage, retail, and residential occupancies each present unique risk characteristics.
Protection Score
Measures fire protection systems including sprinklers, alarms, hydrant proximity, and fire department response capabilities. Higher protection grades translate to lower risk scores.
Exposure Score
Evaluates environmental and geographic risks including proximity to flood zones, wildfire areas, coastal exposures, and neighboring properties that could contribute to loss spread.
